HanesTowne Village was a $12 million dollar project involving 33 acres of commercial site development and 32,000 SF of retail space. The project was a Brownfield Redevelopment and included the demolition of a former 600,000 SF, 26-acre textile mill. This project consisted of 32,000 SF of small shop space occupying national tenants such as Starbucks, Fleet Feet Sports and Sleepy’s Mattress in addition to regional chain restaurant Hickory Tavern. Outparcel development and site work was completed turnkey for tenants such as LA Fitness, PF Chang’s, The Bank of North Carolina and Walmart Neighborhood Market. The redevelopment involved offsite roadway improvements, which added, turn lanes and traffic signals to Stratford Road, one of Winston-Salem’s highest traffic areas. The site also included major infrastructure work, segmental retaining walls, cast in place concrete retaining walls, and reinforced soil slopes. Over 40,000 tons of crushed concrete obtained from the demolition phase was reused during the site development. The shopping center was active 12 months from start of demolition.
